BACKGROUND:
The Wilton Centre in the North East of England was the former global HQ of ICI and is now a thriving complex of office, lab and scale-up space.
Its occupiers include world-leading chemical and petrochemical businesses alongside a myriad of life science companies, green energy producers and support businesses.
This high-profile science park has excellent occupancy rates and has an eye to further boost its retention rates in a competitive environment. The existing gym was previously underused.
Despite its prime location and modern amenities, occupiers expressed a need for enhanced wellness facilities to reflect the changing needs of their workforce.





SOLUTION:
Corporate Personal Wellbeing collaborated with the property management team to design and implement a comprehensive wellbeing centre within the complex. The centre includes a fully equipped gym, physical treatment rooms, mental health consultation rooms and repurposed medical rooms.
A dual-track occupier interaction and communication programme was developed with occupying companies and their employees.
Restrictive opening times were removed, and the centre became a 24/7/365 operation to match the needs of the occupiers.
RESULTS:
Increased Occupier Satisfaction: Surveys indicated a 30% increase in occupier satisfaction post-implementation.
Increased Occupier Interaction: Membership increased by 300% and individual employee interaction increased from 7% to 95%.
Higher Occupancy Rates: The complex saw a substantial rise in occupancy rates within six months.
Improved Productivity: Occupiers reported a noticeable improvement in employee productivity and morale.
Enhanced Property Value: The addition of the wellbeing centre increases the attractiveness of the property within its market.
Exceptional return on investment: For a minimal investment, the additional occupier benefit has increased.
